What do we believe "Property Management" means:

All Rental Services, Inc. provides the services you want for property management in the Springfield, MO metro area.

There are the obvious:  Collecting rent, screening potential tenants, showing properties, preparing contracts, performing maintenance.  

But, we are proud of our "personal touch":

* Catching a minor problem before it becomes major.  We can do that!

* Knowing when a good tenant turns bad.  We can do that!

* Just fixing it instead of hiring a plumber or contractor.  We can do that!

* Managing the problems, like evicitons.  We can do that!

* Protecting your investment.  We can do that!

At All Rental Services, Inc., we do not hire a worker to do inspections.  We feel this is an extreamly important act.  A principal of the company will change filters, look under sinks and behind the refrigeratorfor leaks, check the ceilings.  Someone who cares about your property can find the small problems and correct them.

We do not manage hundreds of properties.  We know our tenants!  Someone can be a great tenant for years and then suddenly develop a problem.  If the problem will cause damage to the property or affect their ability to pay rent, it must be resolved... quickly!

We carry common parts with us.  If the faucet leaks, we can fix it.  Calling a plumber is often an unneccessary expense.

Unfortunately, evictions are part of the rental property business.  We will represent you in court, not as an attorney, as your representative.  Normally, there will be no attorney fees.

All property must be maintained...  but, sometimes things need to be upgraded to maintain the value of your investment.  We have years of experience with upgrades to our own properties and can help you make the right choice, considering durability, value and cost.  Usually, we can also perform the work, avoiding the added cost of a contractor.
