Questions for a Property Management Company:

How often do they enter the property for inspections?

            Do they check under sinks/behind washers and refrigerators for leaks?

            Do they change furnace filters?

            Do they check smoke alarms/replace batteries?

            A company principal or an hourly worker?

            Have they had a background check?

All Rental Services performs a quarterly check, done by a company principal who has had a background check.

 

How many units do they manage?

            How many units are unoccupied now?

            Do they own any of the units?

            How do they find potential tenants?

            Are the keys kept secure?

            Do employees have access to the keys?

We feel that in this industry it is easy to get "too big".  To properly care for your property, we need to be able to personally care for it.  We will treat your property as our own.  We do not depend upon hourly employees to care for your property... we will always know its status and take the proper steps to protect it.

 

What do they do to a unit between tenants?

            Do they do a "punch list" for every turn?

            Do they improve the property or maintain the property?

            Policy on changing locks?

We feel it is important to use the time between tenants to thoroughly maintain the property.  Otherwise, the value of a rental asset will tend to decline.  When flooring or other item in the house begins to look worn, we will consult with you to determine if it is time to replace or upgrade. 

           

Who provides trash service?

            Why is this important?

We have found that when a tenant wants to save money, often they will cancel their trash service.  Trash bags begin to fill the garage!  We have contracted a discount with a local trash service, and add it to the rent.

 

What is the evection policy?

            Who files and appears before the court?

Due to the court system, it is vital to get papers filed quickly when a tenant fails to  pay rent.  If they won't move on their own, it often takes over a month to get them out.  We have the ability to handle this for our clients without involving attorneys.

 

How is the tenant deposit handled?

            Do they document any tenant damage?

At your option, your deposit money will be held by you or we will hold it in a separate insured bank account.  Upon a tenant leaving, we will photograph all damage and report it to you and the tenant.

 

How are minor repairs handled?

            Who does the repair?

            When is a plumber or electrician called?

We have the ability to handle most repairs.  Any repair over the agreed limit will require your approval before repair is made.  We receive no commissions from any third party.  We will make every effort to minimize maintenance costs for you.

 

How are major repairs handled?

            How is "major" defined?

By contract, we will define the point where we will ask you for approval before a repair.  We have many contacts with honest/qualified tradesmen who we can recommend to make a repair.

           

What is a "Landlord Agreement" with the utility company?

Protecting your investment is our primary concern.  We recommend that we establish a "Landlord Agreement" with utility companies to prevent the power from being shut off to a house.  It also allows the easy transition from one tenant to the next.
